Buyers in the US do not file a transaction price report

Korea requires the parties to a real estate sale to report the actual price to the local authority within a fixed number of days. The United States has no such duty for ordinary buyers and sellers. Price becomes public through the recorded deed and, in many states, the transfer tax stamp on it. Two separate things do run on a clock: getting the deed recorded, and, for some transfers, an anti-money-laundering report filed by a professional in the deal.

Deed recording. No statute forces an owner to record, but every state has a recording act, and under a notice or race-notice rule an unrecorded deed can lose to a later good faith purchaser who records first. In practice the closing agent records within days. The recording target in this tool is your own goal, not a legal deadline.

The FinCEN report. Under 31 C.F.R. ยง1031.320, non-financed residential transfers to certain legal entities and trusts must be reported by a designated reporting person, typically the settlement or title company. The report is due on the later of the last day of the month following the month of closing or a minimum number of days after closing, which is why this tool shows both dates and picks the later one. The rule's terms and effective date have been revised, so both figures are editable. Current as of September 2026.

This tool produces a date estimate and does not determine whether a transfer is reportable or who the reporting person is. Those questions turn on the buyer's entity type, financing and the exemptions in the rule. This calculator is for reference only and is not legal advice. Consult a licensed attorney or your settlement agent about your specific situation.

Frequently Asked Questions

Does a home buyer have to report the purchase price to the government?

No. There is no US price reporting duty for the parties. Price becomes public through the recorded deed and any transfer tax paid at recording.

Who files the FinCEN residential real estate report?

A designated reporting person in the closing chain, usually the settlement or title company, not the buyer personally. The cascade in the rule decides who it is.
