Legal basis (September 2026) — There is no statutory renewal right for commercial tenants in the United States. Unlike the Korean Commercial Building Lease Protection Act, which gives a renewal demand right within a window of six to one month before expiration and caps the total term at ten years, US commercial tenancies are governed by contract. The option clause supplies the notice window, the form of notice and the renewal rent formula, and the common law rule is that an option is strictly construed against the party exercising it. A handful of jurisdictions add local commercial tenant ordinances, so check your state and city rules.
