Korea's Youth Jeonse Loan Rate Subsidy — How Much Do You Save a Year?
The Youth Beotimok Jeonse Loan applies a much lower preferential rate than the market average for renters aged 19–34 with no home ownership. Rates run from 2.0% to 2.7% per year by income bracket, versus a standard bank jeonse loan average of around 4.5%.
For example, on a KRW 150 million loan at a 2.3% preferential rate, the 2.2 percentage-point gap versus market rate saves roughly KRW 3.3 million a year, or about KRW 270,000 a month. Above KRW 60 million annual income, you no longer qualify for the preferential rate and standard rates apply.
This calculator estimates your applicable preferential rate and savings versus market rate based on your loan amount and income. Actual rates vary by bank policy and additional eligibility conditions — use this as a reference only.
