Korean Youth Jeonse Loan — What You Can Borrow

Jeonse is a uniquely Korean rental arrangement: instead of monthly rent, tenants pay a large lump-sum deposit that the landlord returns in full at the end of the lease. The Youth Beotimok Jeonse Loan is a government-backed program through the Korea Housing Finance Corporation that helps renters aged 19–34 borrow up to 80% of the deposit at very low interest rates.

Eligibility requires annual income ≤ KRW 50 million, net assets ≤ KRW 345 million, and no home ownership. In the Seoul metro area (Seoul, Gyeonggi, Incheon), the deposit ceiling is KRW 300 million with a loan cap of KRW 200 million. Outside the metro, the ceiling is KRW 200 million with a KRW 120 million cap. Rates range from 1.5% to 2.1% depending on income.
